3d Development Group has several active projects under construction throughout New York State. Below are our projects in progress:
Canal Plaza located in Binghamton, NY (Southern Tier Region) is scheduled to be completed in Summer of 2020. This 48-unit new construction project will be a mixed-use building with several commercial spaces to be located on the first floor, including a non-profit grocery store. This grocery store will represent the North Side neighborhood’s first grocery store in over 20 years. The forty-eight apartments include twelve one-bedroom units which will be set aside for individuals with mental illness. The property will be managed by the Binghamton Housing Authority and supportive services will be provided by a local community-based organization. The building is spacious and lands at just over 65,000 square feet when combining both residential and commercial portions. There will be a community room for tenants, each residential floor will have a common laundry room, each apartment will have its own balcony, and there will be a playground, sitting area, and garden. Canal Plaza received unwavering community and City support including through property donation and financial backing and was accepted by the NYS DEC for the Brownfield Cleanup Program. Most recently the project was awarded a grant to include solar panels on the roof, which will power nearly 50% of the common areas within the building.

Melone Village (Phase II) located in Auburn, NY (Central New York Region) is scheduled to be completed in early Summer 2021. This 62-unit gut rehabilitation is a 9-building multi-family project, was originally constructed in 1952, and serves low, very low and extremely low-income families. Once completed, this public housing will be free of asbestos and lead resulting in a healthier and safer living environment. None of the units were handicapped-accessible and redevelopment includes converting a portion into fully accessible apartments to better support the community. The Community Building will include maintenance space, tenant meeting space, a computer lab, and restrooms. Two playgrounds, a maintenance storage shed, and additional parking will be added as part of the renovation. The property will be managed by the Auburn Housing Authority and is part of a multi-phase project which is 188 units in total.

Atlas Heights located in Plattsburgh, NY (North Country Region) is scheduled to be completed in Summer 2021. This 40-unit new construction project is being built on the former Plattsburgh Air Force Base and is near educational opportunities and schools, food sources, and local transportation. The project will include three walk-up garden-style residential buildings and a community building with separate tenant storage. Atlas Heights was awarded operational funds from the Empire State Supportive Housing Initiative (ESSHI), and fourteen of the forty apartments will house homeless survivors of domestic violence. The project will be managed by the Plattsburgh Housing Authority and a local community-based organization will provide Permanent Supportive Housing services and supports to the tenants living within the ESSHI-assisted units.

Courtyard, Elmcrest, and St. Francis Apartments is multi-faceted and combines three separate and unique properties into one large 215-unit project. The project, located in Geneva, NY (Finger Lakes Region) is a conversion of public housing into the HUD Rental Assistance Demonstration Program (RAD). Both Courtyard and Elmcrest were constructed in the 1960s and serve low, very low, and extremely low-income tenants. Elmcrest and St. Francis Apartments serve all senior citizen tenants. St. Francis was a former elementary school and listed on the National Register of Historic Places. The two-story brick building is approximately 21,000 square feet and is being converted into a 16-unit (one-bedroom) senior housing complex. Each will have a kitchen and an open floor plan, as well as all-new windows and doors. New heating, electric and plumbing systems are being installed in the former school as well, and the building will get a new roof, and an elevator is being added. The basement will have resident storage areas, community room space, including a dining hall and kitchen, laundry area, computer room and craft areas. The project in its entirety will be completed in early 2021.
